AI for real estate agencies: every viewing request answered

Questions about a property come in during evenings and weekends, when the agency is closed. An AI assistant answers from the listing, qualifies the applicant and offers a viewing in the agent's calendar.

  • Answers on every listing, 24/7
  • Viewings booked automatically
  • Fair, non-discriminatory screening
  • EN, FR and NL

In short

An AI assistant for a real estate agency answers buyers' and prospective tenants' questions about each property — floor area, energy certificate, service charges, availability — then offers a viewing and passes a complete file to the agent. It doesn't negotiate, never sets a price and follows the rules on tenant selection.

The problem

What costs agencies listings and hours

  • 01

    Dozens of messages per property

An attractive listing triggers a wave of identical questions: ‘Still available?’, ‘What are the charges?’, ‘Which way does the garden face?’. Each one needs an answer.

  • 02

    Evening enquiries go unanswered

Buyers search after work. By the next morning, the most motivated lead has already viewed a property with a competitor.

  • 03

    Viewings that lead nowhere

Without prior qualification, agents travel to meet applicants whose budget or timing doesn't match the property.

  • 04

    Keeping sellers informed

Owners want to know how their property is doing: viewings, feedback, next steps. Writing those reports takes a lot of time.

A typical day

A day at the agency, with AI backing up the team

Assistant log · example

  1. A question about an apartment

A buyer asks for the energy certificate and charges of a property in Brussels. The assistant answers from the listing and offers two viewing slots.

  2. A prospective tenant calls

The voice agent notes the desired move-in date and household size, without asking any prohibited question, and sends the application to complete.

  3. The agent on the road

On their phone, the agent gets the day's viewings with a summary of each applicant and the questions they have already asked.

  4. The owner's report

A weekly summary is prepared automatically: viewings, anonymized feedback, recurring questions. The agent reviews it and sends it.

  5. A valuation request

An owner wants to sell. The assistant collects the address and key features, then books a valuation appointment with the agent.

The framework

Code of conduct, anti-money laundering and tenant screening

An assistant that speaks on the agency's behalf commits its liability. So it is configured around the profession's rules.

  • 01

The estate agent's code of conduct

Belgium's Professional Institute of Real Estate Agents (IPI/BIV) regulates the profession through a code of ethics. The assistant gives accurate, verifiable information about properties, without promises or pressure, and never presents itself as a licensed agent.

  • 02

    No discrimination in screening

Tenant selection cannot be based on origin, wealth or other protected criteria. In Brussels, the rules even limit the information you may ask applicants for. The AI only asks permitted questions.

  • 03

    Anti-money laundering: identification stays human

Estate agents are subject to the Belgian law of 18 September 2017 on preventing money laundering. The AI can gather documents, but identity checks and risk assessment remain the agency's responsibility.

  • 04

    Mandatory listing information

The energy performance certificate must appear in listings, and other certificates apply depending on the region, such as the asbestos certificate in Flanders. The assistant uses the official data from the file, without rewording it.

Applicant data: minimal collection, limited retention and European servers, in line with the GDPR. The assistant always says it is an AI, as the EU AI Act requires.
